College Park, Maryland
The goal of this development was to create a premier, mixed-use, off-campus student housing development at the gateway entrance to the University of Maryland. The site’s varied challenges required intensive coordination between the developer, the University, and the City.
This state-of-the-art student residential community balanced stakeholder desires and students’ needs with special attention to design, sustainability, and varied amenity spaces. Today, this project serves as a beautiful gateway to campus and a catalyst to the revitalization of Baltimore Avenue.
The Varsity stands at the main entrance to the University of Maryland’s College Park campus. Site planning included consideration of heavy traffic circulation and separation of public and private access to the site. The mixed-use development creates a pleasant, walkable development with a covered retail colonnade, beautiful landscaping, generous setbacks, and inviting public spaces that connect students to campus seamlessly.
The design for The Varsity paid special attention to flood protection and green infrastructure development. Cantilevered above the 100-year flood plain, the building utilizes several measures to combat possible storm surge risk and improve the health of the adjacent waterway. The North Gate Park, raised parking deck, generous landscaping, and natural creek buffer serve as protection measures for the development.
The Varsity presents residents with private living space paired with generous amenities to encourage a social lifestyle. Apartments contain private bedrooms with en-suite bathrooms, generous living areas, and modern kitchens in a variety of unit types. Varied indoor and outdoor amenity spaces support academic, social, and fitness activities.
