Lake Anne House is a new, eight-story high rise apartment building featuring 240 apartment units for seniors. This affordable housing project in Reston, VA is designed with 100% of the apartments being Universally Designed for seniors. The new building was built adjacent to the existing Lake Anne I + II Fellowship House apartment buildings, built in 1971 and 1976, respectively.

Grimm + Parker initially prepared a feasibility study for renovating the existing buildings, however, along with the Enterprise Community Development and non-profit Fellowship Square and Bozzuto Construction, it was determined that constructing a new replacement building was the best approach.

Grimm + Parker devised a creative master site plan to develop a new high-rise, while leaving the existing buildings in place to minimize impact to the existing residents and best utilize the entirety of the site. The new building used Hambro concrete-and-steel construction and was built while residents remained in their homes in the existing Lake Anne I + II , without displacement, only moving once when their new home was completed.

Features of this new apartment complex include a secure entry to a Welcoming Lobby, Group Living Room, seating areas facing the Terrace (located above the Parking Garage), Large Meeting/Worship/Social Hall, Library, Cyber Café Lounge, Social Hall, Fitness/Wellness Center, Activity Room, and Management Offices.

The covered Parking Garage has a public art component incorporated into its screening, which underwent extensive community engagement. The Terrace Courtyard above the Garage combines accessible retaining wall seating with elevated resident garden planters, while the elevated courtyard height puts the residents above the street noise for a quiet experience and view to the lake.

The main lobby is well designed to provide spaces for multiple uses for small seating groups and larger seating activities. As the building meets the street, it presents itself as a quiet welcoming to the Lake Anne community, across the street from both the Lake Anne Plaza and the lake itself, where people of all ages live, work, and play.

The new Lake Anne House adds to the finest examples of the modern planned community, providing homes with enhanced accessibility, sustainability, and state-of-the-art resident amenities.
